Your books should answer your questions, not just get your taxes filed.

Bookkeeping for real estate investors, organized by property, so the answers are there when you need them.

Most bookkeeping is built for tax time. Everything goes into one pile, and at the end you get one net number.

That works for your tax preparer. It doesn't do much for you.

You want to know which rentals are pulling their weight. What that last flip really cost. Where the cash went this month.

My services are built around those questions. Start wherever your books are today:

My name is Amanda Jurmu.

I started bookkeeping in 2020, and started 531 Bookkeeping in 2022.

  • 01 CATCH UP & CLEAN UP

For the books that have fallen behind.

If bookkeeping has taken a back seat for a while, that’s okay. Cleanup services are designed to get your books caught up, organized, and back to a place where the numbers can be relied on.

Depending on what your books need, cleanup may include:

    • Catching up past months of bookkeeping

    • Reconciling bank and credit card accounts

    • Correcting transaction categorization

    • Cleaning up the chart of accounts

    • Organizing property or business activity so your reports are more useful

    • Preparing the books for ongoing monthly bookkeeping or your tax preparer

Cleanup can be completed as a standalone project, although ongoing monthly bookkeeping is the best way to keep everything current once we’ve done the work to get you caught up.

  • 02 FINANCIAL CLARITY (Monthly Bookkeeping)

For investors who want books that answer questions, not just books that are done.

Most bookkeeping gets your taxes filed. Everything lands in one pile: total income, total expenses, one net number at the bottom. It tells you whether the business made money, but not which property did.

With Financial Clarity, your books are set up around your properties so you can see:

    • What each rental brings in and costs, side by side

    • Which properties are carrying the portfolio, and which ones are quietly eating into it

    • Every dollar of rehab spend on each flip or rental renovation, broken down by cost code, ready to compare against your budget and use when planning the next project

    • Property expenses kept separate from business overhead

    • What you owe on every mortgage and loan, at a glance

Every month your reports come with an email recap written around what matters to you. The more we work together, the more I tailor it to the numbers you care about. And if I notice something in your books you should know about, it'll be in there.

Also included: accounts reconciled monthly, receipts organized, and a Hubdoc subscription at no extra cost.

  • 03 FINANCIAL SYSTEMS

For investors who can see their numbers and are ready for their money to start working toward their goals.

Financial Clarity shows you what's happening in your business. Financial Systems builds on top of it, giving your money a plan: where it goes, when it moves and what it's for.

    It starts with your goals.
Maybe you want your properties to support your lifestyle, so you'll be pulling more out. Maybe you're saving to buy your next property, so you'll take less and keep more in the business. Maybe you want to hire help and step back from the day-to-day, so we need the cash flow to cover payroll. Your system is designed around where you're headed.

Then I design your system. It includes:

    • Separate bank accounts for expenses, taxes, owner pay, next project, or whatever your goals may be, each with one clear job

    • Credit cards set to auto-pay from the account that matches what they're used for, like property cards from property accounts and overhead cards from overhead

    • A transfer plan, so money moves on a steady cadence instead of whenever you remember

    • A place for the documents your monthly bookkeeping doesn't cover, like your closing documents from your purchases, or cost segregation studies. All in one place.

You put it in place, with me walking you through it.
Opening accounts and changing payment methods need to be done by you as the account owner, so I'll give you a clear plan and walk you through each step.

Then I keep an eye on it.

    • Every month: I check that expenses are being paid from the right accounts and money is moving the way we planned. If something's off, I'll let you know what needs fixing.

    • Every quarter: We check in on your goals. Are they still the same? Is your system getting you there? If not, we adjust.

    • Anytime: If a new goal comes up, tell me, and we'll rework your system to go after it.

How it works with your bookkeeping:
Financial Systems is added on top of your Financial Clarity package. Your monthly bookkeeping keeps going exactly as it is, and this adds the plan for your money.

Pricing is based on how many accounts and properties your system includes. Ask me about it anytime if you’re already a client.

Looking for more than tax-ready books?

531 Bookkeeping may be a good fit if you're ready to hand off the bookkeeping but still want to understand what's happening financially in your business.

You value accurate, detailed records.

You want someone who understands the moving pieces of real estate.

You'd rather your bookkeeper ask questions than make assumptions.

And you're looking for someone who will pay attention to the details — not simply get your books across the finish line at tax time.

If that sounds like what you've been looking for, I'd love to hear what's going on in your business.

Tell me a little about you, your business, and what you're looking for help with.

You don't need to know exactly which service you need before reaching out. Give me an idea of what's going on, and we'll start there.
